The land
Acquisition, property information, and professional reviews relevant to your situation.
The site
Access, clearing, grading, drainage, and work needed to prepare the building area.
The connections
Water, sewer or septic, power, and other services the property needs.
The home
The agreed plans, construction scope, materials, systems, and selections.
The project around the home
Applicable design, permit, inspection, financing, and closing costs; items outside the construction scope; and a plan for unknowns.
Compare scope before comparing totals.
Ask what each proposal includes and excludes. Confirm the assumptions about the lot, the specification behind the price, and how allowances and changes are handled. Two totals are only useful side by side when the work behind them is understood.
Have the financing conversation early.
The CFPB describes construction loans as generally short-term funding for a build, often advanced as work progresses. Structures and terms vary. Ask lenders how funds are released, what happens when construction ends, and which project costs they will consider. A lender can explain the options for your circumstances.
Build a simple three-column list: included, separate, and needs confirmation. Bring it to your next conversation.
